Buying & Financing

Do I have to use a bank?

No. We offer in-house financing with a flexible qualification process, so there is no bank to deal with. Homes can start from as little as $1,000 down, with no security deposit and no cleaning deposit.

Can I move my own home into the community?

Yes, and we will help with the cost. If you bring in a home that is not one of ours, we offer a cash incentive of up to $5,000 depending on the age, condition and size of the home. You can put it toward moving the home, toward a down payment on a home from an outside dealer, or as a discount on your base rent.

Do I own the home or the land?

You own the home and lease the lot. That keeps the cost of getting in far lower than buying land and a house together.

How much is lot rent?

Call the office on (928) 344-1606 for current lot rent and what is available. Lot rent does not include electric, water, sewer, cable or trash.

What homes do you have available right now?

Availability changes, so please call the office on (928) 344-1606 or send us a message and the community manager will tell you what is open.

The Community

Is Sierra Pacific a 55+ community?

No. Sierra Pacific is a family community and is not age restricted. There is a playground, a basketball court and a soccer field alongside the pool and recreation room.

What amenities are there?

A swimming pool, a playground, a basketball court, a soccer field, a recreation room, spacious lots, and on-site management.

Is there a recreation room?

Yes. There is a recreation room for residents. It is not booked in advance, so it is there when you need it.

Is there management on site?

Yes. Management and staff are on site in the office by the pool, not at the end of a phone line somewhere else.

Where is Sierra Pacific?

We're at 5201 East US Highway 95 in Yuma, Arizona, close to shopping, the hospital, the airport, Arizona Western College and the Marine Corps Air Station.

What's nearby?

Yuma Regional Medical Center, Yuma International Airport, Arizona Western College and MCAS Yuma are all a short drive. So are historic downtown Yuma, the Yuma Territorial Prison and the Colorado River. See our About Yuma page.

What's the weather like?

Yuma is known for its warm climate, which is a large part of why people move here and why so many spend the winter. Summers are hot, which is what the pool is for.
